    Quick Answer: In Downtown Sarasota, $500K–$650K buys a 1-bed downtown condo or a historic 2-bed bungalow on the eastern edges of Laurel Park. $750K–$1.1M is the sweet spot — well-built 2-bed condos in the Rosemary District, Golden Gate Point, or restored historic bungalows in Burns Court. $1.2M–$2M opens up bayfront condo views and the better Bird Key single-family inventory.     $1.2M to $2M: Premium Downtown

    Above $1.2M, buyers access bayfront condos with real water views on Golden Gate Point, newer construction at Quay or Bayso, and the better single-family inventory on Bird Key (interior lots) and Lido Shores. Expect 1,800–2,800 sq ft, updated kitchens, parking, building amenities, and outdoor space.

    $2M+: Estate & Bayfront Tier

    At $2M and above, buyers move into Bird Key waterfront, Lido Key Gulf-front, Longboat Key gated estates, and the top-floor bayfront condos at Epoch, Rosewood Residences, and the Ritz-Carlton Residences. For deep-water docks and direct Gulf access, Bird Key remains the most established choice.
